The rules, step by step
Setup
To set up Dream Home, each player receives a 2-story house player board. Shuffle the room cards, helper cards, decor tokens, and roof cards, then place them near the main board. A grid of available cards is laid out in rows, featuring room cards on the bottom and helper, tool, and roof cards on top. A first player marker is handed out, and players are ready to draft their first cards to build their ideal house.
Objective
The main objective of Dream Home is to build and furnish the most appealing two-story house. Players arrange various rooms, garages, basements, and roof tiles onto their player board. Winning the game requires strategic planning to maximize the aesthetic value, functionality, and overall comfort of your dream home while collecting helpful tool cards and decor items.
On your turn
On your turn, you choose one column of cards from the market board, taking both the room card and the corresponding helper or tool card. You must immediately place the drafted room card onto a valid empty space on your house board, following adjacency and floor restrictions. Helper cards provide special actions or end-game bonuses, and the first-player token moves accordingly for the next round.
Scoring
Scoring in Dream Home is based on several criteria. You earn points for groups of connected rooms of the same type, special roof completions, bonus decor tokens placed inside rooms, and home functionality goals like having a bathroom on upper floors or a complete set of key rooms. Score sheets are used at the end to calculate points for rooms, decor, functionality, and roofs separately.
Game end
The game automatically ends after 12 rounds, once every player has completely filled all the room slots on their two-story house board and garage. At this point, all remaining cards are discarded, and the final scoring phase begins using the score sheets to determine who built the ultimate dream home.
Tips
To win, always check room placement rules carefully, as certain rooms like bathrooms have strict limits on how many can be adjacent. Try to collect matching roof tile colors for bonus points, and keep an eye on helper cards that offer unique tactical advantages or special scoring opportunities throughout the rounds.
