The rules, step by step
Setup
Set up the Poltergeist Killer board as normal, except the Poltergeist has no health and no final health token. Set aside the Carolyn and Mr. Floppy item cards. Creech Manor is also set up as normal, except for the item decks. First, shuffle all location cards and deal out 10. Set three of these cards aside and add Carolyn and Mr. Floppy to the other seven. Then, shuffle those nine cards and deal out three piles of three cards. Finally, add one of the set-aside cards face up on top of each of the piles. In this way, you've created three item decks with Carolyn and Mr. Floppy, but they aren't on top.
Objective
Since you can't win the game by killing the Poltergeist, the only way to win is by finding Carolyn and saving her by reaching an exit space while she is with you. However, if the 'Forgetting Something' Epic Dark Power is revealed, you'll also need to find Mr. Floppy and exit the house with both Carolyn and Mr. Floppy to win the game.
On your turn
The Poltergeist has no health and starts at horror level 3. Unlike most killers, her default killer action has both moving and attacking. Even though she's a ghost, she's restricted by normal movement rules and can only move between adjacent spaces. Since she has no health, she can't be attacked or killed, and any effects that damage the killer should be ignored. For instance, you can use Retaliate to block an attack, but you won't do any damage back.
Scoring
Final Girl is a cooperative solo game, so there is no scoring. You either win by completing your objective or lose if the Final Girl is killed.
Game end
The game ends when you escape with Carolyn (and Mr. Floppy if required) or when the Final Girl is killed. Carolyn is an item card, so you'll have to search for her in the three search spaces around Creech Manor: the Garage, Closet, and Attic. When you search and find Carolyn, place her in one of your hand slots and put her mini on the board as a reminder. She is a one-handed item, so she doesn't count against the limit of two victims following you, and you can't leave her behind in a room because items are always with you. Carolyn can never be discarded, killed, or removed from the game in any way, and she can't be put in your backpack. However, she may get shuffled back into an item deck by the Terror card 'Carolyn? Where Are You?!?' When you find Carolyn, all Minor Dark Powers in play are discarded, and any new Dark Powers that come out while she is with you will also be discarded as stated at the top of all those cards.
Tips
The Haunting of Creech Manor is widely considered the 'swingiest' of all Season 1 Feature Films due to the random nature of the item deck. If you find the scenario too hard, there are two variants suggested by the designer. The first option is to ignore the attack icon in the default killer action. The Poltergeist is the only killer in Season 1 to both move and attack as the default action, so this helps bring her in line with the others by only moving and not attacking. The second option is that once you have fully searched an item deck and seen all the cards, if you haven't found Carolyn, you automatically find 'A List of Things Instead.' You can immediately use the list without rolling a die to search one of the remaining item decks and know for certain which of the two contains Carolyn.
